Xcode now hangs; SDKs are "status unavailable"

My development work is paused as Xcode is now non-functional on my Macs. Loading any project into Xcode soon leads to a hang and Force Quit. The SDKs are listed as "status unavailable". No Simulators are available.

I've tried previous versions of Xcode; removing everything and re-installing; installation from the Store and direct from the Apple Developer site.

I've created a Feedback issue.

This happens on both of my Mac minis.

I'm running Tahoe 26.4 (25E246) on both.

Yes, as mentioned above, solution only lasts once. Then is back to hanging

My Mac Mini crashed and restarted, and the SDKs are all broken again. I am going to have to spend another hour with SIP etc to get this working.

Can Apple acknowledge this is a real issue they are working on resolving please? It's an intolerable situation.

You don't have to disable SIP. To be able to delete the /Library/Developer/CoreSimulator/Images/images.plist Just grant Full Disk Access to Terminal: System Settings → Privacy & Security → Full Disk Access → add Terminal.

I'm wondering if this is actually as much of a macOS 26.4.x issue as well as an Xcode issue. I've tried Xcode 26.4, Xcode 26.4.1, Xcode 26.5 beta 3, cleaning out my installation and data directories each time as suggested in the above posts, and still no joy. Sometimes the simulators go "status unavailable" after a few hours, other times it happens after a reboot of the computer. I've even gone back to installing Xcode 26.3, but a reboot still causes the problem. I'm leery about installing the beta of macOS 26.5 because this is my production machine. Apple informed me they are aware of this bug, but nothing seems to fix it for me. Has anyone had luck with the macOS 26.5 beta along with the Xcode 26.5 beta regarding this bug? How are people getting their work done with this?

FWIW, my Intel MacBook Pro is still at macOS 26.3 and Xcode 26.3, and everything is running correctly with regard to the simulators always being available.

I've had something like this happening since 26.4 and thought I was the only one. Have been slowly considering wiping both my machines (happening on my MBP and Mac Studio).

Following for the moment and will check to see if any of these fixes work. I'm currently back on 26.3 (working for now) and have submitted a bug report about a month ago.

I am having the same issue, I woke up one morning and could not build my iOS app. The components area shows "Status unavailable" for all my platforms besides macOS. I have no way of re-downloading the runtimes and have gone through steps of rebooting my machine, deleting Xcode and re-installing, clearing out all the cache, downloading older Xcode, etc.

I have found no way to get Xcode to build my apps and no way to run an iOS simulator. A very frustrating problem as I have no idea what else I can do.

The only thing that seems to have had any reaction in Xcode at all is removing the Images.plist file, but even then I can't get it to the point where I can compile my app. It only gives me the ability to download the iOS platform via a "Get" button, at which point the actual download hangs.

Success! Xcode 26.5 Release Candidate (17F42) running on macOS Tahoe 26.5 Release Candidate (25F71) appears to have fixed the problem for me.

I first updated to macOS 26.5 RC, and then to Xcode 26.5 RC. I didn't need to clean out my previous installation data (e.g., /Library/Developer, etc.) ... I just deleted my 26.4.1 Xcode and replaced it with the new. My simulators showed up as expected. I did several reboots of my computer, and each time, the simulators briefly show as "status unavailable" but then they eventually show up and stay there.

Hopefully, others have the same the same success.

I updated to macOS 26.5 and Xcode 26.5 and the issue seems resolved. However, after a reboot I do have to start Xcode and wait for up to 10 minutes before the "status unavailable" message goes away and the simulators are available.
